Sounds like a good idea, but you should always list your rental bellow what comparable rentals are listed or rented for, that way you will attract a lot more applicants for you choose from, and less vacancy! tenants will stay longer and you will save in the long run.
We use recent on-market and off-market MLS listing data, plus market trend and area data, to determine what your property will rent for.
If your property is market-ready and priced at market rates, your average wait time is about 19 days. Vacancy periods can also be affected by the the time of year, since properties tend to rent faster at certain times of the year such as springtime and summertime.
The lease fee covers the costs related to marketing your rental for lease. Including photography, listing your home on the local MLS and other sites, potential tenants showings, screening tenants, placing tenants, and executing lease agreement.
All of our repair & maintenance personnel are contractors. We have an extensive list of Handyman and contractors that we use on a daily basis. You are not required to use our contractors if you have an established relationship with your contractors already!
No, we upload an electronic copy of every invoice and repair photos to the owner portal with no markup fee.
